2010 Tax Bill Information
During the month of December, all real estate owners in the Village of Greendale will receive their tax bills. To help you to understand the procedure involved in the payment of your taxes please download the 2010 Tax Bill Information sheet. Click here to download (pdf).

It is now possible to view property and assessment records for every property on the Village's web site. The easiest way to search for records is using only the house number. All of the information normally found on individual tax bills, including payment status is available for review. Information available for each property includes: Assessed Value, Property Tax Amount, Amount Paid, and Amount Due. Payment records will be updated on a weekly basis. This information is provided as a service to the public. All of the information available on the site is public record.

Lottery & Gaming Credit (Located in the middle of your tax bill)
If you did not receive a Lottery & Gaming Credit on your 2010 tax bill and you are eligible (see requirements below), you have until October 1, 2011 to file a “Late Lottery Credit” application with the WI Department of Revenue. Please complete the 2010 Late Lottery Credit Form and mail with a copy of your 2010 tax bill to the WI Department of Revenue address on the form, click here.

If you meet the requirements for the 2011 tax bill, you may request an application by calling the Clerk-Treasurer’s Office at (414) 423-2100 or complete the correct form below and send to the Clerk-Treasurer’s Office, PO Box 257, Greendale, WI 53129

Remember to inform the Clerk-Treasurer’s Office within 30 days of the date on which you no longer own the property or no longer use the property as your primary residence.
Eligibility requirements:
  1. You must have been the owner of this property on January 1, 2010 and you must have used this property as your primary residence. Primary residence is where you live most of the time. When you are away, it is the home to which you intend to return. You can only have one primary residence. Click here for Credit Form (pdf).
  2. If you purchased the home after the January 1, 2010 date, the new owner must attest that to the best of his knowledge the previous owner owned and used the home as their primary residence as of January 1. Click here for Buyer Form (pdf).
Please submit the Lottery Credit Removal Request Form (pdf) if your property no longer qualifies for the lottery credit. Should the WI Department of Revenue find that you are claiming an ineligible credit, you may be subject to repaying the credit with interest and penalties.

  1. 2011 Property Assessments
The Village Assessor continues to work on an on-going assessment maintenance program to try and maintain assessments at their Equalized Value or “Fair Market Value”. Over the past year, the Village Assessor has been performing inspections and reviewing assessed values. Please note that assessments may not change from 2010 to 2011, and only property owners whose property changes in assessed value will receive a “Change of Assessment” notice by mail.

Property owners concerned about their assessment can schedule appointments with the Assessor during the Open Book Session, at the dates and times listed on the “Change of Assessment” notice. Property owners are encouraged to schedule an Open Book meeting with the Assessor as soon as they receive their notice of reassessment. Property owners that wait until the end of the Open Book Session to schedule a meeting with the assessor may not get an opportunity to speak with the Assessor.

Property owners who are not satisfied with their assessments after meeting with the Assessor during Open Book can appeal their assessment to the Board of Review. Objection forms are available from the Clerk-Treasurer’s Office. These forms MUST be filed with the Clerk-Treasurer BEFORE your objection can be heard by the Board of Review.

Payment Info:
All payments can be made by cash or check. Credit card payments are accepted via our online payment system, click here for more information. Payments made by mail or using the Village Hall drop boxes must include a billing stub, invoice or permit application. Payments through the mail or placed in the drop should be made by check.

Check Processing:
The Village of Greendale processes payments using the Automated Clearing House (ACH). Each Payment received by personal check is authorization for the Village of Greendale to electronically present the payment to the financial institution on which the check is drawn. The Village of Greendale will store each original check securely for 14 days and a copy of the check will be maintained for seven years. The Village of Greendale agrees to accept your checking account statement as proof of payment. The description on your checking account statement will read: Village of Greendale CHECKPAYMT, Serial Number of the Check, Amount of the Payment, and Date of the Transaction.
