2007 Property Tax and Assessment Information

It is now possible to view property and assessment records for every property on the Village's web site. The easiest way to search for records is using only the house number. All of the information normally found on individual tax bills, including payment status is available for review. Information available for each property includes: Assessed Value, Property Tax Amount, Amount Paid, and Amount Due. Payment records will be updated on a weekly basis. This information is provided as a service to the public. All of the information available on the site is public record.

2008 Reassessment

The Village Assessor continues to work on the revaluation of property in 2008, and an on-going assessment maintenance program to try and maintain assessments at their Equalized Value or “Fair Market Value”. Over the past year, the Village Assessor has been performing inspections and reviewing assessed values.  Please note that many assessments may not change from 2007 to 2008, and only property owners whose property changes in assessed value will receive a “Change of Assessment” notice by mail.

Property owners concerned about their assessment can schedule appointments with the Assessor during the Open Book Session, at the dates and times listed on the “Change of Assessment” notice.  Property owners are encouraged to schedule an Open Book meeting with the Assessor as soon as they receive their notice of reassessment.  Property owners that wait until the end of the Open Book Session to schedule a meeting with the assessor may not get an opportunity to speak with the Assessor.

Property owners who are not satisfied with their assessments after meeting with the Assessor during Open Book can appeal their assessment to the Board of Review.  Objection forms are available from the Clerk-Treasurer’s Office. These forms MUST be filed with the Clerk-Treasurer BEFORE your objection can be heard by the Board of Review.

Office Hours

Village Hall office hours are from 7:30 AM to 4:30 PM Monday through Friday excluding major holidays.

Check Processing

The Village of Greendale processes payments using the Automated Clearing House (ACH). Each Payment received by personal check is authorization for the Village of Greendale to electronically present the payment to the financial institution on which the check is drawn. The Village of Greendale will store each original check securely for 14 days and a copy of the check will be maintained for seven years. The Village of Greendale agrees to accept your checking account statement as proof of payment. The description on your checking account statement will read: Village of Greendale CHECKPAYMT, Serial Number of the Check, Amount of the Payment, and Date of the Transaction.

Real Estate Taxes

Bills are mailed to owners in mid-December. Taxpayers wishing to have bills mailed to a different address should request so in writing by early November. Bills include taxes for the Village of Greendale, the Greendale School District, Milwaukee County, Milwaukee Area Technical College, the Milwaukee Metropolitan Sewerage District and the State of Wisconsin. Village taxes generally make up approximately 25% of the total bill.

Bills can be paid by mail, in the postage free drop boxes located on the front and back doors of the Village Hall, or in person. If the tax bill is enclosed with the check, it will be receipted and returned by mail. Refunds for payments in excess of the amount of taxes will be mailed back to the taxpayer.

Taxes are due in full on January 31 each year. If using the installment plan, at least half the taxes are due by January 31. The second installment (half the remaining balance) is due April 30. The balance is due July 31.  Property owners may elect to utilize the Real Estate Tax Installment Plan by paying their taxes according to the following installment schedule:

No. 1 - 50% of Tax Bill

Due By:     January 31st

No. 2 - 25% of Tax Bill

April 30th

No. 3 - 25% of Tax Bill

July 31st

If your tax bill qualifies and if you choose to pay your taxes in installments, then you must pay each installment on or before 5 working days after the due date or the TOTAL amount of your remaining unpaid taxes, special assessments, special charges and special taxes (if any) will be delinquent. All delinquent taxes are subject to interest of 1.5% per month (fraction of a month counts as a whole month) from February 1 until paid.  The payment must be received within 5 working days of the due date. Due to variations in mail delivery you may want to pay the installment in person on or before 5 working days after the due date.    

Property tax information (tax amounts, assessments, etc.) can be acquired by calling the Village of Greendale Hall at 423-2100.

The 2008 election schedule is as follows:

  • February 19, 2008 Presidential Preference Primary and Spring Election (If required)

  • April 1, 2008 Spring Election

  • September 9, 2008 Partisan Primary Election

  • November 4, 2008 General Election

  • Voter Registration - (I.D. required) are accepted at the Village Hall through the day before an election, and at polls on election day.

    License and Permits

    Licenses can be obtained from the Village Hall. Licenses are required for the sale of cigarettes, food, alcoholic beverages, coin operated machines, crafts and special events. Permits are required for parades, rummage sales, door-to-door sales, building, plumbing, heating, and electrical construction projects.

    In celebration of “Be Kind to Animals Week”, May 4-10, 2008, Milwaukee Area Domestic Animal Control Commission (MADACC) will launch its new “Cat Nip/Tuck (and Dogs too!)” low-cost spay/neuter program on Thursday, May 8, 2008 at MADACC’s facility, 3839 W. Burnham St. in West Milwaukee.

    The program, a partnership with Dane County Humane Society’s Shelter Outreach Services, is a campaign to assist individuals in getting their animals spayed or neutered to control the overpopulation of dogs and cats in Milwaukee County.

    The goal of the “Cat Nip/Tuck (and Dogs too!)” program is to encourage citizens to help solve the country's severe pet overpopulation problem by having at least one cat or dog spayed or neutered. Currently, U.S. shelter workers are forced to euthanize an estimated five million homeless cats and dogs each year——that's one every 6 and one half seconds.

    Dogs and cats participating in the program must be 12 weeks old and weigh at least 2 pounds. All surgeries include rabies and distemper vaccines. All fees must be paid upfront and check-in form and surgery consent form completed at MADACC before the surgery date. Clients will be registered on a first come, first serve basis. Dogs must be on a leash and cats in a carrier (one cat to a carrier except for litters of kittens).

    The “Cat Nip/Tuck (and Dogs too!)” program also aims to educate the public of the many benefits of spaying or neutering your pet: -helps prevent your pet from spraying and marking -keeps your pet healthy and prevents many diseases -helps keep your pet closer to home -ensures no more unwanted animals are born -helps prevent behavior problems -helps to prevent animal bites and aggression For more information, please call MADACC at (414) 649-8640 or visit www.madacc.com.

    Pets must be restrained by a leash while off the premises of owner. Owners, while walking their pets, shall carry a "poop scoop."

    Utility Bills

    2006 Water Quality Report

    (Combined Water/Sewer) (414) 423-2100. Billing is done quarterly by district. District #21 is billed in January, April, July and October. District #22 is billed in February, May, August and November. Landlords and/or renters need to call for a final meter reading when a decision to move has been made.

    Water/sewer bills can be paid in person, in the postage free drop boxes located in the front and back doors of the Village Hall, or by mail. Please include the bill stub when payment is made.

    Automatic Payment
    We are pleased to announce that the Village is now offering the option of automatic payment of Water and Sewer Utility bills. Residents have the option of having the Village deduct their Water and Sewer Utility payments directly from the bank of their choice.

    How to Sign Up
    Print, then fill out and sign the application below. Provide the financial institution information for your savings or checking account.

    Mail the application to the Village at 6500 Northway, Greendale, WI 53129. Upon receipt of the application, the Village will return a copy of it to you along with an acknowledgement letter. Continue to pay your Water and Sewer Utility bill in person or by mail in the normal manner until the bill you receive indicates that you are participating in the automatic payment plan.

    Miscellaneous

    All payments can be made by cash or check, credit card payments are not accepted. Payments made by mail or using the Village Hall drop boxes must include a billing stub, invoice or permit application. Payments through the mail or placed in the drop should be made by check.

    Treasurer
